Lease Registration Program

 

 

This program is designed to monitor and administer the leasing of Units in your Community, as well as to increase compliance with Community rules and regulations among all residents.

 

If your Community’s Board has recently passed an authorizing resolution establishing the Lease Registration Program for your Community, you will receive a notification letter directing you to this site to complete the registration of your Unit.

 

 

ATTENTION, OWNERS:

 

The resolution passed by your Community’s Board requires that every Owner declare the Residence Type for each Unit — Primary Residence, Secondary Residence or Rental Property. The resolution also requires the registration of all leases within the Community.

 

For your convenience, you may submit your registration online. It's easy! Simply locate your Unit Code (included in your notification letter), and click Owner Registration to access the registration site.

 

ATTENTION, LESSEES:

 

The Lease Registration Program requires the enrollment and registration of every lease issued in your Community. If you have received a Lease Registration Letter, the Owner of your residence has listed you as the primary Lessee for the unit, and you are required to complete the online portion of the registration process by clicking Lessee Registration.

 

When finished with the online portion of the registration, please turn your attention to completing and returning the information forms and other documentation required by your Community.

  

 

Lease Registration FAQs

 

What is a Lease Registration Package?

A set of electronic and printed documents ordered when an Owner identifies a Unit as an occupied Rental Property.

 

What does The Lease Registration Package include?

Lease Registration Packet - a small set of documents, required by your Community, delivered via email. This enables the recipient(s) to get quickly started on the Lease Registration process.

Lease Registration Package - a document set that includes a printed and bound copy of the Community governing documents and copies of the Lease Registration Packet.

Why are Community governing documents a part of the Lease Registration Package?

By providing a copy of the Community Documents to units identified as rentals, the Lease Registration Program ensures that all residents – both Owners and Lessees – are properly informed of the Community’s rules and regulations and that each household understands its responsibility to comply with these rules.

 

What is a Lease Renewal Package?

A set of documents ordered when an Owner registers a lease renewal with a Lessee who has already been registered through the system.

 

What does a Lease Renewal Package include?

Lease Registration Packet - a small set of documents, required by your Community, delivered via email. This enables the recipient(s) to get quickly started on the Lease Registration process. A printed and bound copy of the Community governing documents may be ordered separately.

 

Is compliance with the Lease Registration Program monitored?

Yes; if the Unit Owner does not respond to the initial notification within a specified number of days, another mailing will be sent to both on-site and off-site addresses. If no response to this mailing is received, the Unit will be recorded as non-compliant.

 

Is there a penalty or fine for non-compliance?

Yes; the penalty or fine for failing to comply may be equal to or greater than the fees for registering a lease and regular renewals for the duration of non-compliance. All penalties and fines are subject to your Community’s governing documents.

 

Do I have to identify my property as a rental if the residents are relatives or friends?

Yes; to ensure that the registration program is as fair and comprehensive as possible, and to minimize the potential for disguised leases (through misrepresentation of family status, etc.), ALL residents who are not Unit Owners or immediate family members making no monetary payments are required to register through the Lease Registration Program.
